Foreclosed properties have been "repossessed" by the bank due to the debtor's default on their mortgage note under the terms of "no pay - no stay".  Below is a list of current properties now BANK OWNED after the foreclosure process.

Bank Owned (or REO) properties are great opportunities to get a great home with potential at a good value.  Not all Bank Owned properties need work and some properties have already been repaired by the bank.

Purchasing a Bank Owned property is similar to the standard home purchase process with a few very important things to remember:

  1. Banks have a formula they use to accept offers, they are not emotionally involved, it is just a business decision
  2. Banks typically do not include home warranties
  3. Banks will not accept contracts from buyers who have a home to sell or close.  NO SALE CONTINGENCIES
  4. Banks may or may not cover closing costs - every lender is different
